What is a renovation or refurbishment?

While refurbishment is generally concerned with increasing a property's value or equity, renovation refers to restoring something to a good working condition. For example, an older property with a decrepit roof will need renovating. Whereas installing new sinks in a bathroom will typically be a refurbishment. 

Typical renovation work examples

  • Putting in new external windows and doors
  • Fixing the guttering and external pipework
  • Rewiring the whole building
  • Fixing the roof
  • Dealing with any cracks in the walls
  • Redoing the plumbing

Typical refurbishment work examples

  • Installing a new kitchen
  • Putting in a new bathroom
  • Changing the internal door, frames and skirting
  • Redecorate throughout
  • New flooring

Other feature examples that we look at

Features could include:

  • Garden - does it have one and how much work is needed to get it looking presentable
  • Sheds - are they in good repair or do they need taking down
  • Drive - if it has one, will it need resurfacing to make it more appealing
  • Garage - is it rainproof or will it need a new roof or even taken down if not attached to the building
  • Asbestos - this could be in the property, garage even the shed depending on how and when it was built

Our team

Our team of trades people are highly skilled and above all take pride in their work. With an experienced foreman to oversee all works the amount of time taken to transform a property is reduced. 


When we view a property we have in mind a budget of how much it would cost to renovate or refurbish a project. Once we decide on a property we take our building consultant along to assess what and who would be required to complete the project.


This limits the time and also the costs as we only use the trades required.

Renting a property from a landlord

Properties that we rent from landlords that require refurbishment will usually be discussed with the landlord prior to any tenancy agreement being finalized.
